Urban development progress in Changsha: Strides towards expansion and prosperity

In the dynamic landscape of China, two cities, Hefei and Changsha, have been making significant strides in population growth and industrial development.

Hefei, located in Anhui Province, currently boasts six industries worth over RMB 100 billion. These include new energy vehicles, photovoltaics, new displays, smart home appliances, high-end equipment, and artificial intelligence. The city's growth is supported by national strategies, such as local government industrial subsidies and financial rescues for key manufacturers like Nio, indicating targeted industry support to sustain and grow the automotive and related sectors.

Meanwhile, Changsha, the capital city of Hunan Province, has been consistently ranking high in population growth. In 2023, it secured the third position, with an increase of 92,500 people, marking a 0.9% increase from the previous year. Changsha's population reached 10.5 million by the end of 2023, a significant jump from its 7.2 million permanent residents at the end of 2013.

Changsha's industrial growth is impressive as well. The city has cultivated six RMB 100 billion industrial clusters, including advanced energy storage materials, engineering machinery, electronic information, automotive and parts, new materials, and food and agricultural product processing including tobacco. Companies like BOE Technology Group and ChangXin Memory Technologies (CXMT) have helped Hefei establish significant supply chains for industries such as new displays and integrated circuits.

The city's confidence stems from its educational and research platforms, including the National University of Defense Technology and Hunan University, and over 2,300 innovation platforms. In 2020, Wondershare Technology launched the recruitment slogan: "Get a Shenzhen salary, live in a Changsha house, do global business," attracting numerous talents to Hunan Province.

Hefei, on the other hand, secured the top position for population growth in 2023 with an increase of 219,000 people. In 2023, the city introduced 127 high-level talent groups, adding 55,000 high-skilled talents and recruiting over 300,000 university graduates. Hefei's population is projected to exceed 13 million by 2035, according to its territorial and spatial plan for 2021-2035.

Central China has led in population growth for the past three years, with Wuhan, Changsha, and Hefei being the leaders in 2021, 2022, and 2023, respectively. Interestingly, from 2010-2020, the population growth leaders were primarily coastal cities like Guangzhou, Shenzhen, and Hangzhou.

Low housing prices have been a significant factor attracting young people to settle in Changsha. In 2024, Changsha's average housing price was RMB 11,414 (USD 1,576) per square meter, while Hefei's was RMB 19,675 (USD 2,717) per square meter.

Notably, 24 out of the 26 cities with GDP over RMB 1 trillion experienced notable population growth in 2023. This trend suggests a broader economic growth pattern in China, with many cities experiencing significant development.

In summary, Hefei and Changsha, two cities in Central China, have been witnessing remarkable growth in population and industry. Their strategic location, supportive policies, and thriving industries have made them attractive destinations for talent and investment.
